ANNUAL HOA MEETING

Villages of Garrison Creek

NOTE:  This meeting announcement and all necessary attachments will be mailed to all Villages of Garrison Creek homeowners on Monday, November 5, 2018.

The Annual Membership Meeting of the Villages of Garrison Creek Master Property Management Association will be held on Sunday December 9, 2018 at the SonBridge Community Center. Registration begins at 1:30 pm with the Meeting starting at 2 pm.

The VGC Properties are our collective investments and your presence at this meeting is critical to an inclusive, fully informed decision making process. A proxy vote form will be mailed to all homeowners with this notice for those who cannot attend.  A copy of the proxy is also available on our website under “Documents.”  Please sign and date the proxy form and include your address, phase number, name of your proxy, date of the meeting and give it to a trusted neighbor who will cast your proxy vote per your instructions.

The following items will be included on the voting ballot at the Annual Meeting:

1.  Ratify 2019 Operating & Reserve Budgets approved by MPMA Board of
Directors on October 30, 2018
2 . Election of the 2019 MPMA Board of Directors

The primary goal of our homeowners association is to maintain and preserve market values for both our residences and common area properties. To accomplish this, your Board must submit annual and long term funding plans to the homeowners for annual approval.

For homeowners interested in a “pre-annual meeting” review of 2019 Operating and Reserve Budget detail an informal question/answer session is scheduled for the following date:

Special Master Board Meeting
Tuesday, October 30, 2018
The Villages Master Board will be discussing the Water Equity Report and the 2019 Budget Proposal at a special meeting on Tuesday, October 30th at 5:30 pm,  SonBridge Community Center, 1200 SE 12th College Place.

The Board will be voting on recommendations to the membership at this meeting.  All homeowners are welcome to attend.

Winter Reminders from ARC

Winter Reminders from ARC

  • Close your foundation vents for winter, the addition of styrofoam vent inserts (available at Home Depot) is optional but helps to keep out the cold.
  • Very Important: Be sure to unscrew your garden hoses from all hose bibs to avoid freezing and breakage of the short copper pipes just inside the wall behind the bibs. These copper pipes are easily broken, and can cost several thousand dollars to repair.
  • Bring hoses and furniture in from the cold. Remove your window screens and place them in your garage

ARC Suggestions

  • Most potted plants don’t do well on the winter. ARC suggests bringing them in from the cold.
  • Schedule an annual service on your heating system and Gas Fireplace
    Change your HVAC filter
  • Replace a few 100 watt incandescent bulbs with 14-20 watt LED bulbs (saves $$)
