During the week of June 4-8 (weather permitting), Klicker Enterprises has been contracted to apply a seal-coating to the interior asphalt roads in Phases 2, 7, 8.

Residents living in Phases 2, 7, and 8 will be receiving special instructions from their Phase Leaders regarding mail service, deliveries, garbage service and off-site parking during the critical 24-hour seal coat drying period that their roads will be closed to vehicle traffic.

PLEASE DO NOT REMOVE BARRIERS AND DRIVE THROUGH WET SEAL COAT.

Garrison Village Way will remain open the entire week but parts of the 6-7 and 7-8 walking trails will be closed where they cross Creekside Drive while the seal-coating is drying.

Also, Klicker Enterprises is alerting walkers NOT to cross seal coated areas until the orange warning cones have been removed The material will stick to shoes and is almost impossible to remove from carpets.

How Seal Coating Protects Pavement

Asphalt emulsion seal coating is a blend of specialty chemicals, fillers, and pigments. In some cases, very advanced technology is part of seal coating’s formulation. Practically odorless and non-irritating, emulsion seal coating is not only easy to use but safe for applications such as school properties and restaurants. Sealcoating functions in the same way as any protective coating. It puts a barrier between the degradants and the product. It seals out problems and seals in asphalts natural flexibility and performance.

Saving Money with Seal Coating

The cost of seal coating is significantly less than replacing asphalt. In fact, according to an article in Pavement Magazine, regularly maintained seal coated pavements offer a whopping 65% cost savings over unsealed pavements. During a 15 year period, that can add up to as much as $127,000 for a 10,000 square foot pavement.

Why Uncoated Asphalt Degrades

Asphalt pavement is a mixture of stone aggregate, mineral fillers, and asphaltic binder. It has the ability to take great loads then flex back to its original position, providing the smooth ride and durability we’re familiar with in an asphalt surface. However, the primary molecular structure of asphalt is what is known as an “open chain” structure. This structure provides unintended access to the weather, UV radiation, salts, and chemicals which come in contact with the pavement. Plus, since asphalt is a petroleum product itself, other petroleum products, such as oil or gasoline, easily combine with it to break down. Over time, all these agents cause the asphalt to lose its flexibility and cohesiveness.

Signs of Degradation in Asphalt Pavement

Asphalt color changes from rich black to brown or gray. Cracks appear. The asphalt gets a rough or crumbly surface texture and ruts appear.

Our  Villages of Garrison Creek Master Association Board of Directors will meet Tuesday 17 April 2018 at 5:30 pm at the SonBridge Community Center, 1200 SE 12th Avenue in College Place.  The location has been moved to the large room in the center of the building.

Spring & Summer Maintenance Suggestions from ARC

The Architectural Review Committee would like to remind all VGC homeowners of the following maintenance suggestions :

Exterior Painting:

Please remember that if you want to change the color of your home from its original Villages scheme, you must get your paint colors approved by ARC BEFORE painting begins.   When planning for your painting project, please consider the following points:

*Visit Gary’s Paint and Decorating in Walla Walla at 114 S 2nd, where you can see the approved Villages’ paint colors for each Phase.
*House trim must be a specific off-white color only, #C-32, which is available at Gary’s, as well.
*Garage doors must be the same color as main house body, not a contrasting color.
*Cedar fence stain colors need to be approved by ARC to ensure continuity of color throughout the Villages.  Some of the original stain colors are no longer available, so it is important to choose something that coordinates with all.

Roof moss removal/gutter cleaning: 

Periodically check your roof for moss growth and make sure it is cleaned and treated when needed.  This is not only for Village aesthetics, but it will help extend the life of your roof.  Gutters with overflowing leaf debris are unsightly and hinder proper drainage.

Landscaping Projects:

Major landscaping projects need prior approval from ARC.

Dog Waste:

Please keep your dogs on a leash and pick up all dog waste during your walks along the trails and the common areas.  Dispose of bagged dog waste in the garbage.  Dog waste left on the ground pollutes groundwater, can spread disease and parasites and is not a natural fertilizer.  It also creates a nuisance for our common area maintenance contractors.

Waterfowl:

Please do not feed the waterfowl. Per the US Dept. of Fish & Wildlife, Human food is very bad for ducks and geese and can cause fatal illness in them, increases pollution and algae growth in our creek and ponds,  and discourages natural migratory patterns in flocks

Parking/Trash Bins: 

Land Use Standards require vehicles to be garaged overnight or stored on the gravel overflow lot or off-site unless you have a medical/disability waiver.  If you are expecting guests, please contact your Phase Leaders for a temporary parking permit to place on your visitors’ dashboard.

Trash/recycling bins need to be stored out of sight and moved to the kerb or alley Monday evening. Bins need to be moved to storage area on Tuesday after pickup.
